The museum was started by the Southwest Society of the Archaeological Institute of America back in 1907. The project was funded by Joseph Scott and was originally opened in Downtown Los Angeles. Since January of last year, the National Trust for Historic Preservation recognized the Southwest Museum of the American Indian as a National Treasure.

How To Get Approved of a FHA Loan Even if You are Self-Employed.

Federal House Administration Loan is the most popular term for the first time buyers and the middle class income bunch of people. The process of getting a FHA Loan is different from the conventional method as the guidelines are entirely different and a thorough analysis is done before the approval.

Both the parties:- Borrower as well as the Lender needs to undergo the verification process in phases in order to reach the final stage. The verification can be in the form of tax returns and the employment history documents. As per the Department of Housing and Urban Development, a minimum of 25% and greater is the ownership interest of a self-employed borrower and he/she needs to apply with a FHA-Approved Lender to complete the proceedings as per the directives laid by the society. The approved Lenders are available easily at Online Database of HUD and are responsible for the reviewing and verification of the documents of the borrower if they meet the standards of the Guidelines or not.

Moreover, the income tax that the borrower pays should depict the nature of the business he/she is working for which are categorized into 5 sections as per the HUD:-

  • Sole Proprietorships
  • Limited liability corporations
  • Partnerships
  • Corporations
  • “S” corporations

The must have criteria for any borrower applying for the loan is the stable self-employment from the last 2 years. If this criterion is not fulfilled, the alternative comes in the scene where the training period is a compulsion that will replace the 2 years of employment. So, if the employment time frame is for a year, a training period can replace the extra time and one can get the FHA Loan. The candidates with less than 1 year of experience faces a tough challenge and are not able to stand in the Queue.

Documents required to get through the procedure are not a pile of sheets. You just need to carry the proper income tax returns proof with all tax schedules which are applicable. Along with this, a Business Credit Report, Loss Statement, year-to-date profit and a well maintained balance sheet.

So, it’s a myth that signifies that FHA Loan is not approved if the person is self-employed. The target is met if the candidate follows the complete set of guidelines and is a genuine tax payer.

Need some assistance in the Procedure? Please do not hesitate and give us a call. Rest apart, we will get back to you soon!!

New Construction at Echo Park Lake

New Construction at Echo Park Lake

Following the renovation of Echo Park Lake, the area is again getting a facelift from new construction projects. Two new housing projects have been announced to help rid the area of vacant homes and tempt new residents into the area.

The Blackbirds Project is being planned by Los Angeles developers Local Construct. The project seeks to demolish several vacant homes on one of Echo Park’s many hillsides and build a total of eighteen new homes. The homes will by two or three bedrooms and have private yards with covered parking. An internal street will connect all of the new homes to each other, providing privacy but also encouraging interactions between residents and promoting a sense of community. The project has received some backlash from current Echo Park residents, who are afraid of the additional noise and traffic problems such a project may cause. Construction on the Blackbirds Project began the first week of July, 2013.

Another Echo Park Lake construction project is known as 36 on Echo. The model units for the project were completed in 2012. The first phase of liveable units was completed in September of 2012 but the other phases are currently still underway.  36 on Echo is a collection of townhouses in the Echo Park area. Each townhouse will consist of either two or three bedrooms, as well as anywhere between one and three-and-a-half baths. Nine different floor plans are available that allow a certain degree of customization to the units. There are also three finishing options so that the tiles, wall color, flooring, etc. can best fit the buyer’s personal taste. Each unit also comes with a private two-car garage. A parking lot with 13 spaces for guest parking will also help to ease parking woes. 36 on Echo’s units run between $480-580,000 with additional fees for grounds maintenance and water.

The Echo Park real estate is extremely diverse and has a wonderful sense of community. These new projects are likely to give vacant neighborhoods a facelift and promote further diversification of the area.
